This looks like a good place for a lease option, rent with an option to buy.
Be careful here that you don’t commit to a long lease that you can’t get out of.
In fairness, you should not lead the seller to believe that you will be staying after October if you are not going to.
Under the circumstances I would be surprised if they went for the deal, but you never know until you try.

I may be moving to another state in October, but I have found a house I REALLY like right now. I would appreciate any ideas on a good way to lock the property up while I decide if I’m going to move or not. Here are the details:
Sales price: 290,000, worth about 270,000. Vacant w/ motivated sellers who have substantial (but unknown) equity.
I would like to contract for the sale but be able to get out if I need to, I don’t mind purchasing, but I will need to sell it quickly and make a few pennies if I don’t move.
