I have been trying to figure out the best way to get flyers about my website to apartment renters. I have checked into mailing lists, but I am finding them inaccurate or too costly. I really just need to addresses and not the current owner names anyway. However, many apartment communities use a weird address system so getting the right one seems to be hard. Secondly, most will not allow door to door solicitations, so hiring someone to pass them out won’t work. Any ideas?

I’m not sure what is meant by not allowing door to door solicitations. Back when I lived in apartments, I got flyers on my door all the time, in spite of the big, fat “No Soliciting” sign at the entrance. This seems to be one of those instances where it’s probably better to ask for forgiveness than permission. If you get ridiculous with it, they may give you a hard time about it, but I can’t see any problems being caused by putting some out every month or two, per complex. The biggest (reasonable) response you would probably get from that would be an angry phone call or two from the property manager, which just gets deleted in voicemail. Or, since as you state, you are marketing a website, perhaps an even-easier-to-deal-with angry email. Most email programs nowadays even have rules where you can set up certain senders to always to the trash folder!

Pizza joints usually have apartment numbers fully detailed on their maps and such.

It’s quite possible that local title companies will have the addresses, in particular, the marketing reps. My wife frequently does mailings for loan officers and real estate agents to apartment complexes. In fact, the title company might even foot the bill for the mailing (not postage?) if you agree to close there. It’s worth a shot.

This will accomplish what you want. It will be time consuming. But you should only have to do this once. First acquire a list of apartments in your area. Look for a apartment guide or in the yellow pages. Second, visit the rental office of each complex and get a map of the complex. This map should have each individual apartment number on it. You should be able to derive a mailing list from the maps. Enter into a spread. Be sure to avoid typing repetitive info if you could the computer to do it for you.

Put fliers on BB’s of local laungromats, groceries, C-Stores…the ones with “community” bulletin boards. And in the laungromats without a bulletin board, it’s frequently possible to just casually leave some fliers around on the tables.
