The best way I have found is to create a owner financed note and cash it out at close. Your closing cost are about a 1/3 of conventional and it’s easier to get deals bought.

I wanted to know what should I research to learn more about taking cash out at closing.

Is this a common scenario?

What technique is utilized to accomplish this.
