Are you going to be the proposed payor on this note? if so then the clauses, phrases, convenants, language, etc. and your goals may be far different than if this mobile home seller may wish to finance this sale and then SELL thier owner financed “paper” so as to raise cash…

Some of the clauses you suggest might be counterproductive to the seller being able to readily accomplish that goal.

Greetings All:
I’ve located a MHP seller who is willing to do owner financing and let me write the terms of the note & deed-of-trust. Accordingly, I’ve omitted the “due on sale clause” & “the option to sue in lieu of foreclosure.” Can you think of anything else I should include?
