I have a house in Washington DC that’s a total money maker and I need hard money funds before the deal is advertised to other investors: Here’s the deal:
3-4 bedroom house on Capital Hill (EXCELLENT AREA !) 2 miles from the downtown Washington DC and the Capital.
ARV - $350,000 - House next door is listed for $410,000
Other homes have sold from 335-415,000 in last 12 months
Seller’s asking price - $108,000
Estimated Repair - $65-80,000
Hard money loan at 65% of ARV = $227,500
-$108,000 = 119,500
so you see the numbers are there and I’ll pay points and closing costs and interest only payments up 18%.
Can anyone help me ?
