Hi,
I and my partner are planning to buy a rental income property around NY-NJ area within 1-2 months. We have been searching/learning around for a while but this is our first time. I am a computer engineer with $35.000 salary with no debt at all, has been in this country almost 3 years. I have very good credit rate(has been planning from the first day in this country). My parner is not planning to live here so you can consider him as an international investor. We have around $60.000 for the investment as a cash.I have couple questions/request for you:
1)We need a great buyer agent who focuses on only rental income properties around this area as soon as possible. Can you direct us to him/her?(if you know any…)
2)WE need an experienced mortage broker with good work ethic, who can find us a loan with minumum rate with a maximum amount, as soon as possible…
3)Since I am the one having credit history, we are gonna use mine. However, i am not sure how to do that. I mean we can establish an LLC with my personal gurantee, but people say thatt in that case loan rates would be higher for us. And since he has bigger portion in our capital he will have bigger share in the company, which I don’t want. 'cause I am planning to continue buy rental income properties in near future and my main goal is to make my company have good credit history next 5 years.Therefore he will be big boss without doing nothing for this company.(even i put some more money into the company) I know i can open anther company later but i don’t wanna waste my time 'casue it means that new company has to start from beginning(credit history) every time.

Start w. rental homes first 80,000 to 120,000 price range, there is a big market for $800-$1200 rental homes in texas, buy w. 10% down and opm (other people money) your bank the other 90%.
120,000 home rental less 10% down
108,000 mortgage loan
mortgage 7%, tax and insurance $1,000.00 ±
rent at 1,200.00 leaves you a $2,400.00 a year cash flow
other benefits are:
-apreciation: 3% - 4% a year at least or more
$4,200.00 Phanton cash flow
-Deppreciation 20 years: 6,000 a year @ 30% braket leaves you $1,800.00 tax savings every year
-$1,250.00 a year principal on your mortgage is phanton cash flow.
all banefits together:
$9,650.00 (your cash on cash return is 80%)
Anything above 30% is good, what about 80%.
