I remember when I first started…
I drove neighborhoods… Looked at houses… all sorts of stuff… but, never really did that thing that made a difference … talk to sellers…
So, finally I started talking to sellers… (I would call FSBO Ads) and things were better… I could feel forward movement… but, something just wasn’t right… It was however forward movement…
What it turned out that wasnt right… is that the sellers weren’t motivated… And I was calling them… the positioning was wrong… they’ve got to be calling you… I’ve not met a successful investor or successful business where it doesnt come to them…
So, the next step for me was to… Place ads, and give away a ton business cards… (To other investors) again… this worked… sort of… ( except they all wanted the same thing I did) It didnt meet one requirement… To create a steady flow…
Then, I started using those dang banditsigns… and “BAM”… I could predict when the calls would come in… figure out the numbers… and know what to expect… from a cost stand point and from a deal stand point… I could know what was going to happen… I could go out of town to a seminar… and know that wasn’t the weekend my ads would work… (invariably, my phone would ring off the hook for my ads while out of town… Ok, 2 to 4 calls, after months of nothing) that was off the hook back then…
So, whatever form of marketing you choose… choose something… There are tons… Flyers, mailers, direct Mail, MLS, billboards, and you know my opinion… of the best, least expensive…
But, pick one for yourself… and get started… get calls coming to you…
Your world will change… and when you get that first motivated seller… You’ll say to your self… “this is what they mean” It’s apples and grapefruits compared to each other…
