In a true, true NNN lease, the landlord will be paying; however, there are NNN leases that carve out exceptions for ie. exterior building structure, roof, parking lot, or HVAC. The answer is in the lease ; read the find print.

In a triple net lease, who pays for repairs on the heating and cooling and I assume the landlord replaces the above?
