Hello all,

I woke up yesterday to an inch of water in MY house due to a broken pipe. I extracted all of the water, removed the carpet and pad in one of the rooms, removed the baseboards, and I have had fans blowing since the incident to dry the walls. Is there anything else I can/should be doing at this stage to keep the mildew down?

Dons was right below. Bleach alone does not kill mold. It just temporarily masks the mold. All the while the mold is still growing. So when it does reappear, it is much worse than before. You need to use a true biocide to kill the mold.

You need to dry everything out as quickly as possible - within 48 hours or mold can and usually will start to grow in Florida. That means the carpet, what’s below the carpet, the walls and what’s behind the walls.

Fans and a dehumidifier will work.

Another item that works is to use a true air purifier that utilizes low levels of ozone. The ozone won’t hurt you as some might try to tell you but it has been proven to kill mold.

Hey…most Floridian investors have come to realize that a little bit of bleach goes a long way…:slight_smile: Just take a spray bottle fill it with chlorine and go to work. Make sure your AC’s on to prevent rapid growth. Tearing out drywall and “Mold Mitigation” are techniques that many contractors use to charge upwards of 10 grand and make a nice income.

Rent or buy a dehumidifier and place it in there, and run your A/C if you can. If it gets dried out fairly quickly you will be fine. Don’t let the mold hype scare you, if you dry out fast you will probably be OK. I have used liquid chlorine (cheap, stronger than bleach) many times to get rid of mold / mildew. The expensive ‘experts’ say that wont work but they want to scare you away from DIY. Works fine for me except in extreme cases.

We had this happen with a break that occured in a first floor laundry room. The water ran from there into the kitchen where it went down the furnace register… as if it was a sewer.

Furnace pipes do not hold water! The water leaked out of the joints in the furnace pipe, soaked the dry wall ceiling, three walls (dry wall…okay now wet-wall), and all the basement carpet.

We tossed out the carpet and pad, ran fans and a dehumnidifier, but still had to tear out the wet dry wall, tear out the kitchen floor, and replace it all.

It was a disaster. Once the dry wall gets wet, the mold can grow. Mold is everywhere in the air and just needs water.

A mold specialist spoke at our last REIA meeting and said bleach only takes off the top of the mold and bleaches it lighter. The mold will grow back because the bleach does not kill all the mold. Yes, mildew is a mold. Also, bleach treating one side of the dry wall doesn’t treat the paper on the back of the dry wall sheets and the mold will eventually work its way through. She said all the wet dry wall has to be removed.
