How to get RE Comps - Posted by Karl

Posted by Karl on January 16, 2003 at 19:15:24:

I live in the Fort Lauderdale, Florida, area. I’m currently looking at a single family house I would like to purchase, rehab and resell. How can I get real estate comps on this property? I know real estate brokers get them through the MLS, but I don’t have access to the MLS. Thanks for any insight.

Karl,

I gave Paul a complete list of websites for comps. I used to live in FL as well. Go to www.netronline.com

Click on FL, and then choose what county you are in. Hopefully, your county has tax assessors info. online. The county where I lived before did! It would give you a good starting for prices.

HTH,

dave

For anyone who is considering responding to my original question, I found the answer myself. I merely did a “Search Archives” using the word “comp” and found more answers than I needed. I’m new to CRE and didn’t think of that before I posted the message.

The suggestions included several websites that will provide the comp info; the one I found easiest to use and helpful was “www.homeradar.com”; it was immediate and free. Other suggestions included contacting a title company that you would plan to use and they usually will provide comps free of charge by fax. I have what I need for now from Homeradar. Thanks
