Art, most complete courses in R/E that you buy will have a Trust agreement in it with the necessary documents that are essential to execute it. However I use one that I got from the local REI group that I know is beeing used every day in my area. The LLC can be done by a competent accounted are attorney, however I had mine done by a company called Corporate Creations for less than $500 (including state filling fees). My Articles of Corporation and Fed tax number was in the mailbox 2 days later. As far as not puting the property in your name, friday I closed on a property and signed my name as trustee and made the LLC the beneficiary. That way I stay in control and not have to pay an attorney for the privalege!!

DB, I saw Corporate Creations advertised in the WSJ (I believe they were the ones) as an asset protection resource, etc. Do you have the URL for them?
