Basically almost any “no down” or “low down” deal that can be done outside your IRA can also be done INSIDE your IRA. So if you can come up with $1,000 earnest money in your IRA, that could produce a deal you assign for $5k. Then do a few more and you have $15k. Then do a few lease/options and before long its $20k. Then you buy a few subject to deals and you have $50k. And on, and on…

As my book on how to use IRA money to buy any RE, etc. points out, it can be used (in a SDIRA custodian’s acct for you) just like any other money you might have…within legal limits of course :wink:

An important element of this process is your finding and putting your IRA with a truly cooperative SDIRA custodian co. so it’ll do what you direct, without argument, reluctance or foot-dragging.

No two SDIRA custodian companies are the same and whereas some are extremely easy to work with, others are not.

I highly recommend that you make some calls to several of those SDIRA custodians and select one that will work with you (w/o BS about their alleged expertise) and will help you use your SDIRA funds the way you want. Tell them about what investments you want to make and see if they have any problems with that. It’s much better for you to know up-front.

Understand that Custodian Co “A” maybe has changed drastically and while once great to work with is now not-so-good and is no longer an outfit you’d want to have your money. I can think of one or two whose management has changed for the worse and whom I’d no longer want involved.
