Finding profitable rentals has alot to do with your market. First, verify what market rent is by calling all the for rent signs you can find and by checking the local paper. It may be useful to google “Fair Market Rent Documentation” and the name of whatever county your in, to see what sec 8 guidelines are. Once you establish market rates, its as simple as figuring out the rent minus expenses. If you have never actually made a real estate investment then the single best thing you can do for yourself is look at property. In my opinion, you should look at, at least 100 properties before you buy, just to develop a sense of what is avaliable, and at what price levels. Dont get in to big of a hurry, the market isnt really turning around much, so be patient. Obviously newer is generally better. Nice neighborhoods are better than not so nice neighborhoods. Beaters are not as good as nicer property, and common sense will get you a very long way.
