In California the files are sealed for 60 days or indefinitely if the tenant wins. THis of course means that they won’t show up on a UD report that a prospective landlord runs.

A very foolish law IMHO but nontheless a law.

To all you wise and knowing folks,

I am trying to track down how to locate properties currently in the eviction process. I figure that once the notice to quit time has passed it will go right to the courts. Is this information available to the public? If so can we get access to it while it is still in trial phase? or would we have to wait until the eviction was approved?

Anyone know if there are any services to get this information like there is for foreclosures?

Actually, I am not looking for the tenants, I am trying to find the property, and hence owner. I already market to landlords, I want to be able to turn up the heat when they are trying to evict someone. Figure they may be more motivated to sell at that time.
