Duane,
I’m in Edwardsville, Illinois. Are you licensed in Illinois? or Could suggest someone? I am having trouble finding a good “investment sensitive” realtor in my area. I am looking to do my first rehab.
Thanks,
Ned
My agent is telling me that he can’t search with keywords for possible fixers. I don’t want to tell the guy his business, but I need some advice as to how to ‘try’ to expand our search.

It depends on the interface he has to do his searches with. I’m and agent in St. Louis. The MLS is now online for us with a pretty good interface. Several search screens and a customizable screen. One of the options is ‘Marketing Remarks’. I can set up ‘Saved Searches’ for a particular area or zip, with a price range and add ‘as is’ in the marketing remarks and get a ton of fixers. Of course you may get a house that the washing machine is included ‘as is’, so it’s not a true fixer, but it doesn’t happen alot.
