I would stop dealing with realtors and learn to deal directly with sellers in distress. There’s plenty of articles and posts on this site detailing how to find motivated sellers WITHOUT using a realtor.

In the state of Washington, properties are overpriced and I find it difficult, to buy at wholesale because people are buying at asking price. I’ve found that realtors, wont even present low offers to the sellers. What can I do? Any ideas welcomed.

Legally we’re supposed to present ALL offers though I admit that I’ve torn up half completed contracts when the buyers were making preposterous offers. IB’s assertions were correct because the majority of listed sellers ARE listed because they want cash out and top dollar and they want it now, etc, etc. Not fun to deal with and that’s why I don’t work with the public as a general agent anymore. Add a hot market to the mix and it compounds the issue. You will have to find those that can’t afford to wait to ‘get it all’. Keep working and it will work. Best, Scott
