I am not a broker or realtor. Does anyone know how to access the MLS listings for free or for a fee not being a realtor? I want to have an advantage in looking at rentals homes coming to market. Timing is everything.

It has many houses listed that are under contract.
Homesdatabase.com is better about de-listing houses that are under contract but it is limited to to MD. and surrounding states.

In most states is a fairly inexpensive course ($400-500) to be a realtor then MLS dues. Why don’t you just become a realtor? if your wanting full MLS access? Some smaller offices don’t charge desk fees and being a realtor does have some perks. I know some realtors will let you access there account for a fee, but its against most association rules.

The MLS normally belongs to the local associations, they useually don’t give anything away for free.

Why are you interested in rental listings?

In what area of the country are located? You might be able to sign up for a discount broker and get access to the MLS listings(you may have to use them if you purchase a house you see on their site).

Hey Conrad!
In my state(MD) brokers and agents access the MLS for a fee. There is a ‘broker’s assistant’ designation that lets you access the MLS for a lesser fee by sericing a broker.
Personally I have cultivated a relationship with a broker and access the MLS via thier account. It is technically against the rules, but I don’t screw around with anything other than my business, and we don’t have to waste each others time for trivial things. Again it will be against the rules so bring the topic of gingerly or wait for them to propose it.
As for Realtor.com, you will be able to most listings, and minimal information.
You might consider alternate forms of direct marketing.

If memory serves me correctly, only agents and brokers have access to the MLS…went to school for RE, but haven’t yet taken the test for licensing. If you want listings from the MLS you’re going to have to develop relationships with agents/brokers.

How about days on market?

Listing agent’s name and phone?

Lockbox codes and /or showing instructions?

Special considerations such as imminent court sale?

Building and lot dimensions?

Details about seller’s situation?

Nah, I’ll bet you got a picture, a city, and a bunch of fluff. An ad with almost no useful data.

There are lots of sites with mls listings -I use themlsonline.com myself.
But not all houses for sale will be listed on these free sites.
