Like a contract, it’s all negotiable. Depending on how badly the owner wants to rent the property, there is no reason the lease has tto be NNN. It is likely in the seller’s best interest that it be NNN so he is better able to manage his expenses. For the same reason, it is likely that it is in your best interest that it not be NNN (unless you are getting some great concessions on rents, etc.).

We are considering a proposal from a prop mngmt firm to
do a 2
year lease on a 5200 sq ft office/warehouse combo.
Terms are
taking the unit as is for $3000 per month + $650 NNN.
How
negotiable is the NNN portion of the lease? We are a
very
financially secure small company, low impact tenant.
We would
really like to get this as close to $3k as possible.
This is
in the Tacoma, WA area.
