Not unusual, it does not matter if it’s $25 K. or $250 K. the legal costs are about the same because the same amount of time and effort needs to be extended. An escrow company would charge about the same, maybe more because generally they have a staff attorney who also charges by the hour.

A lender I’m working with is willing to allow me to buy a note at a discount. Since this is my first note purchase, I contacted an attorney who also handles real estate escrow transactions for help. He asked this paralegal to help and charges by the hour (unbeknownst to me). Now the total fee is at $365.00 and the transaction is not even completed and I think that this amount is way high considering the fact that I’m buying this 25k defaulted note for $11,270. I thought this is a simple transaction that all escrow companies can perform for a nominal fee.
Can you provide some insight into this?

I have purchased notes from various lenders on several different occasions. I only pay the discount amount and a recording fee. I usually draft an agreement indicating the amount and terms of the assignment. In the agreement, I ask for copies of the note and mortgage to be faxed to me and the original note and mortgage to be sent to me after receipt of the discounted funds. I also ask the lender to prepare the assignment and overnight to me as well. On occasions I have also prepared the assignment and sent it to the lender to be executed also. I normally do not have an attorney do this for me. There may be a better way to do this but this is what has worked for me.

My escrow offer prepared the assignment of deed of trust for free. I
recorded it myself. Since I was foreclosing, I then substituted a new
trustee and they did all the paperwork from there.
Where I am I would never use an attorney to prepare recorded docs.
IMO to make it easy, have someone who prepares recorded docs
everyday do it. Even if my escrow officer had charged me, it would
have been $60.00
