It all depends on the area you are in. The values can range widely. I would talk to a few realtors in the area that the property is in and get some feedback from them. They would know te true value more than most people. You could also try your local REI club but the more you can talk to people who know your actual area and market the better. An appraiser would be even better.

I have been looking…are there any sites that give approximate value added to a home when a certain repair is done, i.e., updating the kitchen in this 3/2 1600sq ft home will add $X to it?

Sadly, there are some stats floating around but nothing you can use as a rule of thumb. The answer is: it depends. In some cases, you have to make upgrades just to be competitive. In others, it adds value. In declining markets, it may only help keep your price from falling but add nothing. Ask a Realtor or two what they think.
