I was thinking in terms of an hourly rate. I wouldn’t expect you pay an “indie” plumber more than $50/hr and it should take him less than an hour to do the job.

…or what you call the water jacket, you can just replace that part. You might even get away with replacing just the connecting bolts, and the rubber grommets. You might want to take a look at it yourself before the plumber tells you he has to replace everything. Depends on whether you want to spend your time or money.

Sometimes I have more money than time, sometimes it’s the other way around. Sometimes I have neither. I’m just waiting for the day when I have both too much money, and time.

Adam,
I don’t pay to have this done, I either do it myself or have a handy tenant do it.
Replacing a toilet is not that hard.
Just turn off the water, drain the tank and bowl.
Take the toilet apart, remove the base after loosening the bolts.
Clean off the opening, scraping it clear.
Place a new wax seal in place, and set the new toilet in.
Get those flexible hoses for your water course, they are easier to work with.
Perhaps replace the valve while the space is open and the water is off.
Clean the area and you are done.
I can do this in a hour and I’m slow.

I don’t mind doing this, and a toilet can be purchased for well under $100.
An easy fix, and tenants are always GREAT to deal with when we place a new item somewhere like the kitchen or bathroom.

Anyway, just my $.02,

If the bottom and top part are real clean a nice new seat that has the silver and gold on the hing part from home depot look real nice also.

About $12-15.00 and the people love it. They think it is an upgraded toilet.

Actually, it’s just leaking in the back… although a month ago I had a handyman fix it when it was leaking in down to the first floor. (Toilet is only 11 years old).

I’ve got a plumber I got from the Greensheet coming out tomorrow. I just wanted to be prepared, in case he tells me it’s going to cost $300 to fix it, I’ll know he’s trying to blow smoke up my dress.
