Got a tip on some people selling their property. The lot is 7.5 acres with a 3 bd. ranch AND a 15 pad trailer park.
The park has been maintained with paved road, sidewalks, public water, private sewer, individual meters etc. All pads are occupied with individually owned homes. Lot rent is $200. Homes are older but good condition. Park was built in 1950’s. The park is in better shape than the house.
There is also a large detached garage for storage etc. as well as an attached 2 car garage on the house.
AND a billboard on the lot that brings in $800/year.
Taxes on the acreage: 1584.5/per half
Zoning is agricultural.
I am interested in the park as it needs very little attention. The house on the lot would need immediate attention (spelled C-A-S-H) to make it worth anything of resale value. To me the park would be worth more if the home wasn’t even there so I am having trouble evaluating what the total package is worth and going after the right type of financing for the deal. I wouldn’t pay more than 85K for the home itself if I was still doing SFH’s.
Any thoughts ?

I haven’t done MH’s only sfh just wanted to throw that out there… that I am not speaking from experience ! =)
If this were a park you wanted to buy and hold onto for the long term, what about having someone live in the house rent free, and managing the park for you. You probably wouldn’t have to put near as much into fixup as you would to sell it retail, and you would have someone on the premises to take care of the day to day hassels of the property ?
