I agree 100%. I speak about ten words of Spanish. All of the people that I have encountered who were born and raised in Mexico, save one, were honest, hard-working, and morally honorable. A few put me to shame. Regardless of the necessity of using a translator, they are the first folks that I look for when anything is outsourced.

I seem to recall that there is a requirement that you allow up to 2 persons per bedroom plus one more person. However, that might be a CA law.

However, I do not encourage having a lot of people. Especially with children. Children will do a lot of damage without intending to do so.

We once rented a two bedroom house with an enclosed porch/utility room to 9 southeastern immigrants. They had at least 13 people in there, perhaps more. Lots of mattresses everywhere.

I have seen young male spanish-speaking laborers here in Oakland live in two-bedroom units and they looked ok to me. Not great, but not bad either.

You’ll end up with 18 people in a unit…and you won’t know any of them. They’ll destroy your building and drive you crazy. When you stop by to ask about the army of people and 8 junk cars in the driveway, all you’ll hear is “No habla english”. Whatever you charge for rent won’t be enough for this nightmare.

Hi Paul:

My dad rented a 3BR to an immigrant family of six, and he wound up with 12 or more people living in the place.

He had a business downstairs and swore the place sounds like “Grand Central Station”.

He finally sat outside the place early one morning counting people going off the work. When he asked about people cominng out of the place he didn’t recognize, they claim these people only came by “a few minutes earlier” to wait for a ride to work and don’t live there.

He finally asked them to leave saying all the noise is ruining his busines.

Where is your property located? The answer to your question will depend on LOCAL ordinances but, I wouldn’t do it… even in my worst case of desparation! 6 working adults in a 2BR would utterly destroy (not intentionally) your place! But, it boils down to what you want to do.

Six adults…in a 2 bedroom duplex!! Do you have any idea what strain that will put on plumbing, hot water heater, etc? Don’t do it. Also, I believe it’s two persons per bedroom to square footage as per fire code safety.
I have a two bedroom duplex that has not rented in 6 weeks…which is very unusual for the area. But I had rather hold it until the right person than have to go back and repair it…Been there done that!

This would be determined strictly by local ordinances. Although if you wanted to let 6 people live in your 2BR unit I would suggest you have your head examined. Talk about wear and tear!

some local ordinances require no more than 3 unrelated people, or no more than 2 per bedroom, or only same sex children sharing a bedroom. Check with your town.

My family has sold 2 single family homes to Mexican/Guatemalan couples and Mexican/Mexican couples.
Neither family has ever missed a payment, nor been late.
One family had trouble with “relatives” wanting to move in right after they took possession. Dad and the insurance lady went over and explained that the home could be taken away because of the extra folks.

The Hispanic man was very frustrated. In broken english he said, “I no want my cousins, I want my house nice!”

The insurance lady and dad scared them all into leaving, except one 12 year old neice, that had always been a part of the original family.

Never been another problem.

Some of the Anglo’s my parents carry the note for have tried scam, fraud, legal action, craziness, and refusal to vacate, anything to keep their house and not pay.

I don’t know if these hispanic people swam, ran, hopscotched, or flew over the border. Their families may have actually been American citizens for 150 years, I dont know.

But we have never had better buyers, or payors. Both are upstanding in our community and are quickly paying their homes off early.

We have had anglo’s we thought were rock-solid try to take what they haven’t paid for, and then some.

I guess in this case, the “dry-backs” are the scum bags.

As far as landlords go, I guess that would be the posters business, huh?
