I’ve recently purchased two duplexs (4 units) in the heart of a happening city in Florida. They need work. But my question is…can I split these duplexs into single units? So I have 4 seperate addresses. How does that work with the title? How would it work with my mortgage I’ve got on them? Can I do this myself or do I need to go to a lawyer. I know that I would do much better selling them as single units. They would sell way quicker and I’d get more $$$$$. Any help would be most appreciated.

Sorry, couldn’t resist that header!

First stop should be at the planning department. You’ll need to know the regulations for a subdivision with the current zoning. It may or may not be allowed, but you won’t know until you ask. (Note: go straight to the source, do not rely on brokers or hearsay) I recommend getting a copy of the ordinance and read it for yourself as it applies to your property.

If a re-zoning is needed to enable the sub-division, then you’ll need to get a copy of the zoning ordinance as well and familiarize yourself with the process to change it.
