Generally, a “satisfaction of mortgage” is all that would be required. But it may depend upon your state. A call to a local title company, lawyer or the county clerk’s/recorder’s office should get you a definitive answer.

Hi.

I took back a second mortgage when I sold a property a couple of years ago.

The buyer and I negotiated a discounted payoff, but I don’t know how to officially the debt. I know there are standard mortgage release forms, but what else would I need to release the mortgage?

Any help is appreciated.
