i own a rental properties and am always getting calls from people who look me up at the courthouse and call or write me about selling (which i have no interest in).
i’m of the school that the less my name is all over the court docs, the better… the question is, how do i go about achieving that? is it worth it to set up an LLC or some other entity? is there a cheap way to do this?

Every investor should wish for your problem.
I use every inquiry coming to me to prospect for
deals. They can be invaluable and an easy method for
finding property thats a great buy. Only one of many deals over the years - agent gets my name and calls me to get a listing or put a buyer in one of my properties. I tell her what I do and tell her to call me if she sees anything good out there and ask her if she knows of any apt bldgs in my area coming up on the market. She tells me of an 8 unit bldg coming up in a year. I tell her to write up an offer now and present it and I would pay her a $10,000 commission. She goes to the owner and he accepts the offer with the price he wanted. I paid his price and resold the property 6 months later for a $120,000 profit. Same thing happened few months later with an agent prospecting and
bothering me and I wound up buying a 14 unit apt bldg from out-of-state owner. I love to have people call me up and bother me. I always question them and tell them I have investment money and can act immediately. The big money in real estate is made by having people come to you because you have capital or something to offer. When you have to go out and do all the prospectiong it
s time consuming and frustrating.
A friend of mine did big land deals and building and
there was always a steading stream of agents and prin-
cipals and investors making their way to his office.

You are wise to hide your stuff and disappear. As Rockefellar said, “Own nothing. Control everything.” Check out the articles on land trusts and llcs.

Edmund Pankau, a private investigator, has a book called “How to Hide Your Assets and Disappear”. He also has a website where he sells other books. I don’t have the url offhand but a search will pull it up.
