You must first learn to do your due dilengence. Part of the outcome of this process will be the real financial performance of the park. You will also have determined the potential for the park. You will also have to decide if you are willing to do the work for the park to reach that potential. Then it is a matter of knowing the amount of return you want and calculating a price that will give you that return.
