I’m trying to update my list of wholesale buyers. I’ve got a list of a few serious guys around. I’m looking for more and in different areas. I ran an ad for two weeks in two local papers.

The ad read: “Wholesale Properties, seeking serious cash investors! (xxx) xxx-xxxx.” There are other ads I’ve seen but I liked this one the best. I didn’t get ONE call. I’ll probably try another ad. Maybe I should just advertise a hypothetical property that I don’t have. I was trying not to do that but if that’s what it takes to get these guys attention so be it.

What other ways do you know of to locate these rehabber types who can pay cash when you find them a deal? I thought there was something in the archives but I couldn’t find it.

For anyone who wants to know how I found the ones I’ve sold to, it came from ads for specific properties I had for sale. It’s definetely safer to have them lined up first.

Hi Leon, you also asked me how we found our wholesale properties/deals? You go “driving for dollars” to spot them as you drive, which I did when I started but it became too time-consuming. Now we’ve got motivated sellers calling us with a multi-part marketing campaign. You need a lot of “fishing poles in the water” to get motivated sellers, b/c some months one or two methods will work and the others won’t and vise-versa.

Here is our current mixed-bag of marketing we do…

  • Direct mail (postcards, our best method for good deals, easy/cheap to use U.S. Postal Service site www.usps.com)
  • Local paper ads
  • Road Signs (bandit signs on stakes)
  • Referrals
  • SoarEMLS.com (combs MLS listings twice/day for our criteria)
  • WeBuyHouses signs in front of our 4Rent, 4Sale houses
  • Yellow page ads
  • Postcards to evictions and probates

I came across an article by chance that talks about Building and Cultivating a Buyers List. You really should read it. I ran the ad in the article and got 100 phone calls in a week-end. Go to www.real estatesolutions.com and click on articles then the title “Building and Cultivating a Buyers List”.

Leon: good question(s). I still run an ad in the city paper for almost every property. For just the purpose of building my buyers list. Right now, I (finally) have two regulars, who will buy pretty much anything I have. One is somebody who bought a property I advertised and calls me regulary if I don’t call him.

The other is an investor that I had heard a lot of gossip about and avoided for the last year. And in December of last year, he called regarding an ad I was running. I had sold the property already and didn’t return the call. (not good–don’t do that.) But I was amused that I had finally gotten a call from the notorious Mr. G.

Well, I had a property to to sell two months ago and in addition to running an ad, I called everyone on my “list,” including Mr. G. Sure enough, he did a drive by and insisted that we meet so we could make a deal, “work together.” After meeting him and sellling him the house, I was embarrassed at how much I had let a lot of gossip and rumours get in the way of meeting someone who is actually a pleasure to do business with.

But two isn’t enough, so I still run ads when I have a property because I want to meet others rehabbers/landlords. Healthy competition is a good thing, I think.

Hi Leon, there are 4 great ways we’ve used to find real wholesale buyers.

  1. Joined our local REIA and networked, collecting contact info from the wholesale buyers that ‘sounded serious’ or we were told were ‘serious buyers’.
  2. Ran ads for specific property (we always started ad with “Fixer-Upper”) we had, or if we didn’t have one, ran “Fixer-Uppers for sale. Several each month, call xxx-yyyy”
  3. We attended all the county courthouse steps foreclosure auctions and all the big, private real estate auctions (look up “Auction-Real Estate” in your Yellow Pages) and collected contact info on all the active bidders. We reasoned that these people had access to cash…and many became good buyers.
  4. Search on online property records service, for all owners in your zips and sort by last name. Then send postcard to the multiple-property owners–these are investors (landlords or rehabbers).

To “toot our horn” a little bit, we’ve been doing the above methods for 10 years, and currently have 5,600+ Atlanta-area investors on our list. It makes selling our wholesales eassssssy :slight_smile:
