i have made a deal on a 3 bed room 1 bath rehab. it was offered at 80k. i talked him down to 62k. i cant get a loan my credit is only 494. i dont know what to do and i have to come up with the cash fast. im in montana and i cant get a private money loan ether. i need help

If you cannot get money for the deal via “hardmoney” maybe you could run an add in your local newspaper to flip the home for a 3K assignment. Read some of the articles to learn the process. If the rehab costs are no more than 10K you should have no problem finding someone that wants the property.
