When I was flipping I tried to keep it simple. I drove the neighborhoods where I flipped to see if there were any realtor’s for sale signs on properties. Then, as the rehab was underway I would watch to see those properties became sold. Additionally I would search for realtors that specialized in “first time buyers” (since that was the targeted buyer in the price range of of ARV’s) in the neighborhoods where I flipped and searched online to see if I could find out how many sales that particular realtor had in the last 12 months.
