I settled on a property on Wed, and have a settlement on Monday and on Tuesday. There are deals. mulitlist, newspaper ads, signs on properties, vacant, abandoned, properties, estates, probate, tired landlords, divorce, illness, death, job loss, networking with friends, relatives, neighbors,advertise yourself, business cards, billboards, flyers, bandit signs, are just some of the ways to find properties.
Call every real estate agent in town and say “look, I’ve got to find a real estate deal TODAY or I’m gonna DIE!!! Do you understand?!? If you find me a deal I will give you every worldly possession I own and I’ll be your personal servant for a year. PLEASE, this is life or death.” I’d have to know more about the situation- how am I going to die, who’s making the rules. I’d do all I could to convince the agents I was serious and my life really was in danger. I’d call up all my friends and family and tell them the situation and beg them to make calls on my behalf.
While making my calls I’d drive around looking at vacants. I’d ask the neighbors what the situation was. I’d have a relative doing the research. I’d stop at every FSBO. I’d call my real estate investing buddies and get them up to speed as to what I was doing and what I’d give in return.

Quit looking for houses, start looking for motivated sellers. If you feel you are forced to find a deal today-or die, the seller will sense it and you won’t find a deal.
No Kidding, Thank You for the response but you missed the question. If You had to find a deal today what would you do? You would look for motivated sellers. OK how would you do that today?
