Property tax $8900/year, water $125/month, electric $80/month, sanitation $2300/year.

… so this landlord isn’t smoking those big cigars!

Does anyone here have experience in leasing or maybe even purchasing vacant SFH and property with cell tower? Would the tower company own the property or would the property owner lease the back corner of the property to the tower company making enough to allow the house to sit vacant and start to deteriorate? Would the liability issues, if any, make this not a good investment? Any insight and/or advice would be appreciated.

one situation that I’m familiar with the cell company leased the land for $1,200 per month, they wanted a ten year lease, the property owner would only give them 5 years. The owner felt that in 5 years they could raise the rent, however what if in 5 years they don’t need the tower due to new technolgy or a better location or a cell merger.

Other lease that I’m familiar with have been in the $1,000 to $1,500/month range.

Here on Long Island, rents are similar. I know of two deals; one for 1,600 and one for 1,400/monthly; both ten year deals. These were for placing antenna on existing structures, one on a water tank, the other on an apartment house. They also required a little equipment room to be placed on the property.

For comparison, a large one bedroom apartment or small two bedroom apartment gets about the same rent here.

around here an average 1 bedroom is about $450 and a 2 bedroom about $550. Recently I saw a one bedroom for $395 and a 2 bedroom TH for $410!(it was small and old)
