What’s your asking price? 6k below comparable is not that much to talk about if your asking price is beyond 100k. In today’s market, you better make sure to list your house at least 10% below comparables in order to get any decent activity.

After waffling for far longer than I should have, I’ve placed my home on the market with a realtor. My question is, how do I sweeten the deal enough to make money myself, as well as get this property to move quickly?

I had thought of owner financing with significant down payment and a full price offer, but would need someone to buy the note from me at the time of closing, as well as to walk me through the process.

Are there any other options that I should be considering?

It’s all about the price.

If people really only knew that all a realtor does is put the home in the mls. That’s it, Period. Open houses, advertising, all the marketing puke stuff means nothing, it’s a waste of money for the realtor and the only reason they sell you on all that fluff is to justify to themselves and you that fat commission…

I know, I’m a realtor.

Naturally I wouldn’t share this in general, but with you guys…ok.

Try to get an open listing from the realtor, meaning, you have an option to sell it yourself. Be extremely aggressive with the price. Say your home is worth 200K with a 6% commission, that’s 188K to you, minus other expenses, naturally. Me, I would price the house at 185K, and every three weeks, take another 5% off until it sells. You’ll hit your sweet spot at some point where someone will see value. Fair market value means nothing. What a buyer is willing to pay means everything.

Also, you may want to try a flat fee mls listing. Warning, some agents, many won’t show those listings because we as realtors despise those cut rate places. So…offer a larger commission, like 4 5 and 6%. That will get you some action.

To all my friends, my father and I just spent the last four day installing a complete irrigation system on one of my homes in Myrtle Beach. Iâ??m so proud. Did an amazing job. And now that fear is gone. Iâ??m an expert at tweaking, changing, programming sprinkler heads and systems. Yahoo.
