Also, check your contract! I’ll bet there is a clause about the seller or buyer who defaults.
That should be in place before you sign anything.
Plus, if your lawyer finds this to be true they will have to pay those fees as well.
My contracts say that,… let us know what happens.

We are leasing a home and it was only suppose to be for a month until the owner had the lien removed on it. The thing is is that we were not told until after we moved in that the owner had a lien. She had rushed us to get all the paperwork on our side done so we would be able to close. Then all the sudden she has a lien. And she also has refused to do the repairs that we requested. Now that the lien has been taken care of they say that they person who releases the lien and the IRS is on indefinte leave. Does all that sound fishy? Should we obtain a lawyer since she is messing with us? And shouldn’t her agent have known of the lien before hand and told us the house could not be purchased? Any advise from anyone would be appreciated. thanks

If someone told me that the person who releases liens with the IRS is on indefinite leave and that there is no one else to do that job, I believe I would get out of the deal and demand my money back. If you are experiencing problems like this at this stage, you are going to continue to encounter “problems.” I certainly would not trust someone like this.

The only way the agent would have known of a lien is if title had been searched prior to the listing.

You should demand (in writing) a refund of any money you have given or spent and run away as fast as you can.
