the list of people who attended the seminar and didn’t do anything. Just bought a nice 2bed.,2 bath 1986 home that includes washer/dryer/refrig/freezer/garden tub/wet bar and fireplace. However I bought it off a park owner ( girl left - owner filed for possession) so I wanted to make a good impression as he owns 5 other parks. Have it listed at 12,900 …showing it on Wed. The real winner is the park owner. Got you 6k, what is the lot rent? At the 12K price it will sit a while unless you take on a real risk buyer. Someone with even 2k will not touch it as too many deals out there. My opinion , hope it works for you. In my neighborhood 6k is retail price, 12k is I have had a lobotomy price. Couldn’t agree with you more. Sometimes you have to pay a little more tuition in the beginning to get into the game. If owner is cooperative, there will be many future deals at better prices.

Your comments on Joe’s purchase and sell price all depend on his market, don’t you agree? I might pay $6k for an '86 in excellent shape, and would have no problem selling it for $12,900 in my market. I would consider that a decent deal, expecially if it helped me break into a new park and get a new PM working with me.
