Brian,
Perhaps R.E.isn’t meant to be your forte. I know I come across other investment or money making plans and projects and I get fired up and think “This sounds great. I could do this!” After the idea simmers for a while I end up thinking, “Yeah, I could do it–but I don’t really WANT to.”
Motivation can come from many different directions, but, as you found out, it doesn’t hang around long when it only comes from the outside. You have to have a true love and a strong desire to succeed, a drive that jump-starts you out of bed in the morning to see just what you can accomplish that day.
I also found out that REI means bringing home huge stacks of books from the library, hours on the net pulling off everything I could find, always studying and learning; and most importantly --developing strong salesmanship and negotiation skills.
If this doesn’t sound like your idea of a great career, perhaps you should consider something different. If you want to persist I’d suggest getting yourself a set of Tony Robbin’s tapes. Everybody on this site is absolutely wonderful about giving advice, encouragement, and pep talks but the real thing has to come from within.

So about once every five or six months I pick up a book or read an article about real estate investing. I get excited for about two weeks and my focus is taken away from what I know would only help my future. I have bought the materials and gone to the seminars but tend to always lose the focus. So I ask you, What gives you the drive? What lights your fire? What motivates you to keep pressing on?

Gary and Tom are right on point. I think that it is very important that everyone find their niche in REI. Mine is buy and hold- which a lot of people detst. Good for them, good for me. If you only start REI to make money, you wont stick with it. You need to find a niche that you really like. And there are many: LO, Buy and Hold, SFR, Multis, Mobiles, Rehab, Paper and so on. Read here until you find one you think fits with you and your personality. Then…
Take Action. As cliche as it is, I have to defer to Tony Robbins on this one. Each day, find something you can do to further your REI. Call realtors. Surf the web. Call sellers. Place your own ads. Go to open houses. Do some paper analysis of property. Make 10 offers. But do something each day.
I was going nuts on Saturday because I felt I needed to do something- anything. But I didn’t know what. Sunday I surfed the online ads. I called 5 realtors. I requested faxed property info. And so on.

Brian…think about what you are now very passionate about ie. golf, fishing, running. Were you as passionate the first time as you are now…no.

Several reasons, the unknown, focus, and fear. Once you played golf or got your first promotion at your job you felt great and wanted more, this is the same with real estate.

If you have ever have made a success, you want, and will have more. I had no idea 5 years ago I would be investing in real estate full-time…it can and does happen. Goodluck
