Hello every one my name is shamir and I am looking for some creative ways to find motivated sellers. Its seems that here in the Washington DC area the market is moving very fast and sellers are convinced that they will sell their home fast. If anyone has any creative ways of locating these sellers that are motivated I would greatly apreciate the insight. Thank you And I look forward t hereing from you guys.

Shamir–
I’m a real estate agent in MA and I’ve found direct response marketing to be a very effective way of finding motivated prospects. This is a HUGE subject that can get very complicated and confusing–but essentially you want to motivate prospects to call YOU.
I’m just entering this type of RE investing, but this type of advertising works well in just about any media.
For instance, you can run an ad in a local paper advertising that you can buy distressed/foreclosure properties for CASH–with “cash” ephasized. You should ALWAYS try to push the two major motivational buttons–GREED and FEAR OF LOSS. Emphasizing cash covers the greed part, lol, and I would think adding a line like “Are you facing financial ruin? Bad credit? Are you SICK of the phone calls from creditors and banks? I can buy your home for CASH! Quick closing, no hassles. Call 1-800-xxx-xxxx for a FREE recorded message on how you can get out of debt NOW!”
PS, 800#'s can be bought from a company called Automated Marketing Solutions for about 20 bucks a month–it lends an air of legitimacy to your business.
For more info, I would look up Dan Kennedy, Dr.Jeff Lant or Craig Proctor online–their marketing stuff is top-notch.
