My son and two of his college room mates rent a house from a woman. They have had problems with her from day one. My son’s room has NO DOOR and therefore no privacy. She has said she would take care of it “this week”, “this week”…which has now turned into THREE MONTHS…She has also refused to give them an address to mail the rent check to. Their only contact to her is her cell phone. The lease only has her name on it but she sometimes sends her boyfriend over to pick up the rent check.
These guys ae worried that she (or her boyfriend) will come for the rent while they are at work or in class and, having missed them, she will charge them a late fee. Or that the boyfriend will disappear with the rent.
Is there something legal about the right of the tenent to expect a door on their bedroom and a reasonable process in which to pay the rent?
Before the threats and the fur begin flying, my son needs to know what to do. Can anyone help?

I own a rental. My last tenant did not pay the rent and was evicted. Before he moved in he was fine and had paid rent on time. He got hooked on drugs. On the way out, he kicked holes in two doors.

As I was fixing up the place, and I put about two weeks work and a thousand dollars of repairs in, I noticed one door was damaged. I took it into home depot (about a 140 mile drive here) and had them order a new one. I ordered it on May 4. They said it would arrive in 10 days. In May, a person saw the unit and asked to rent it. The door was due to arrive May 16 and I said yes.

They called and said it was delayed to May 28. Then to June 4. Then to June 13. Then it arrived on June 19 and I went down (another 140 mile trip) on June 21. They had made it wrong, the wrong color and putting the doorknob hole in the wrong place.

I had only ordered one, because I have had bad experiences in the past with screw ups. Sure enough here it is…

In the next week, I am going to go by and re-measure and reorder the doors. I may have to order new doors for the entire house so they match (about $400) but I will do it because I want the place to look nice.

In the meantime my tenant has had no door on their bedroom. What can I do? It only arrives so fast. I will lose money for 6 months from the cost of ordering the doors…

You don?t indicate in your post what city or state your son resides in (this could be crucial), a landlord is required to provide safe structurally sound housing that meets city building codes (rather or not a door is required is an issue for the building inspectors) call the city building department, ask for code enforcement. Many cities building dept. are tuff on land lords who violate building codes?

The rent payment issue is another subject, you might find some help with the city/county housing authority, and I might suggest trying a ?Google? search for tenant?s rights: www.google.com then tenants rights or ?Your State tenant?s rights? the ?? will narrow the search (over 1 million hits on just tenant?s rights).

What does the lease say is the responsibility of the owner? Most states require the landlord to disclose their name, address, phone number, etc. to the tenant. Why not put on the door yourself, save the receipts, and subtract the amount from the next rent check.

Personally, I would find a new place to live.

If only it were that easy. She has been asked to provide a copy of the lease (my son is the third room mate added to two who were already renting the house). She hasn’t. He is a college kid with little funds and has no assurance he will be reimbursed for the door. In his young mind, he should expect more from an adult and is quite frustrated with anyone else who does not “do the right thing” the way he was taught. As for moving, this is the second move in the last six months, that is costly, and very time consuming. Those alternatives don’t answer the question of his rights or how to resolve these issues so he can get on with his life with the least amount of disruption. Hopefully we won’t have to go to a lawyer but that seems to be our only alternative unless anyone has a better idea.

Sounds to me as if the housing provider rented the place to your son’s roomates. From what you say, he has never been screened nor is he a party to the lease. If he had signed the lease he should have a copy. If I were the housing provider, I would evict them for lease violation of having an unauthorized occupant.

As for the address, our county assessor has a page where you can look up who owns the property. If the county doesn’t have a web-page the old fash. way of going to the county building will work. Good exper. for a college kid.
