I just want to clarify that I am NOT someone who wants something for nothing. I guess I just want to know exactly what my options are as far as starting out as a real estate investor. I want to know how to get started and get from point a to point b. Right now, my point b is how to get beyond advertising to find motivated sellers. I am confident on how to do that, but I am not confident on what to do once I get some response. I don’t know what to say to the seller, and I don’t know if there are any existant investors that would put their money into a deal that I find, and then grant me some of the profit. Am I dreaming?

no matter where you are, or without knowing you. I would suggest watching this board for information on investors in your area, and getting out and talking with other investors in your area through an association. Partnerships can be rewarding but beware of the wolves in sheep’s clothing.
