You use what appiles to your State. In your case it would appear to be the California Grant Deed.

In his tapes he clearly states the exceptions to California in a lot of areas.

On the flip side Joe Kaiser and others have some good posts below on what you should do if you don’t know what you are doing.

That is get a Title comany involved. Or a lawyer. But get the right help. You can mess it up bad. I would offer up to get a purchase and sale agreement signed up and then do the deed work after you verify title.

I have a seller who is ready to deed me his property tonight. I am using the land trust method ala Bronchick. I just noticed in the contract addendum - Land Trust that he specifies that the seller deed the property into the trust via a Quit Claim deed. I had planned on using a California Grant deed. Is there some reason that the seller must deed into a trust with a Quit Claim deed?
