Maybe not that great, but this at least gets you started. You will get the most interest if you carry back financing. Do a wrap around mortgage. Set the rate and terms for your financing such that the buyer gets a positive cash flow from the rental income.

Hi everyone,
I need some good advice. I am trying to write an ad for our local newspaper and possibly for the MLS to sell a 4 unit building that we own. My husband’s job is transferring him out of state (thank god he still has one, many folks were laid off). We both work full time and have teens in school so we are very busy. We are going to have to sell this building because we can’t maintain a building from another state. We have owned it for 4 years now without too many problems to speak of. I just need any tips for my ad in selling it. We are in Dayton, OH so the market here has been damaged from foreclosures. I need some good writing tips. Thanks to an/all responses.
