LOL. I like that ski, I thought I was the only one that did that. I just spent last two days checking houses for sherriff’s sells. We go in from 9am to 4pm. Bob, just put the boards, windows, etc… back the way they were and go out front door and lock it. If anybody asks? Tell them you are “buying the place” Just remember many deals don’t go thru if the place is junk, so you have the right to change your mind about buying the place.

I rehab in MA, and found an unoccupied house in a nice neighborhood owned by an out of towner. It has been vacant for years and needs work. I researched the towns records and contacted the owner. He shared many horror stories regarding the ?tenants from hell? and kids breaking into the house. He claims he wants to sell in the summer, He has asked me what I want to offer, but will not let me inside to assess my remodeling cost. Can anyone give me any advise as how to proceed with this guy ?

Hi Vick just read your post on (CREOonline) i am a newbie also from Ma.Haven’t done my first deal yet.But i am going to.And i will need someone to rehab,or flip to would you be interested ?.Don’t know what part of the state your from i am on the south shore.If your not interested maby you know someone in my area you could recomend.thanks

BEFORE you make him an offer, ASK him What he wants?

Say: "If I can pay cash and close in 30 days, what’s the least youre willing to accept? "

(wait 10 seconds after he replies)

“is that the best you can do?”

always make the seller cough up a number first…

Why don’t you make him an offer, based on it needed the works: rewire, replumb, CHA, New roof, New kitchen, baths, work on structural paint in and out and some extra cushion. GIve him the list (don’t include the prices) and tell him, that you can modify the offer, once you’ve had the chance to look at the house. See what he says.

Tell him when he gets ready to sell to call you. At this point he, for some reason, is not wanting to sell, let alone being a motivated seller. When he wants to sell he will call you. If he doesn’t call, he doesn’t want to sell. Don’t waste your time.

We make our best deals with motivated sellers.

Don’t know how to get into a VACANT house. How about a hammer or crowbar?? No joke. Who is going to call the house cops? A neighbor ? They would want to get the property up to par in their neighborhood. Don’t be shy. The out-of-state owner will never know it was you who took a peek at the house.
