We are currently holding 19 mortgages on properties purchased. Mortgage broker says this is the limit for his investors. Does anyone know of any mortgage companies that will go above 19 mortgages and/or do some sort of consolidation/portfolio loan to roll several mortgages into one to lessen the number? We are located in GA, have great credit (750+) and do full-doc loans. We buy foreclosures, refi to get our cash out, and hold long term.

They may or may not take into consideration the 19 properties that you have as their maximum guideline. You can start all over with another lender. You’re fortunate to do even 19. Some lenders will allow up to 10 and/or even less…

Go to a small local bank and they can probably help you with this. You may even try one of the regional banks with your experience and credit scores. They could probably do a blanket loan, but plan ahead and don’t include properties in the blanket that you may sell or exchange. Make sure you understand clearly the terms for releasing property(s) from the blanket loan. Never know what is down the road, so understand your options prior to closing.
