Help! Management company won't obey - Posted by David (MD)

I have a property management company managing one property that has a very difficult,demanding, and hard to please tenant.Because of the tenant,I have a negative cash flow due to frequent repairs. I told my property manager to list the property for sale and send the tenant a notice that we will not be renewing the lease. The management company said they do not want to take on the risk of tenant suing for retaliation. They do not want to deal with this tenant and have terminated our management agreement effective Dec 31, 1999. I need to give this tenant a notice by Oct 31,1999. This building is in a rent control tenant friendly city so Code enforcement & City hall seem to side with the tenant. I had hoped the management company would deal with problems so I could continue investing, but they don’t want to do what they are paid for. Any adivce?
