Thanks! I appreciate the advice. That was what I’m looking for. I think I may just take the free one and move it since it only cost involved for me to move it, and plus it is the nicest one of all. I may consider doing the other “decent” one in that crap park since its so cheap and eerything in it is functional and it wouldn’t cost anything to start up.

I have a serious delima on my hands regarding the buying and selling of MHs.
I got this great deal on a pretty “decent” home for $1300.
THere is also another home next to it for sale b the same person for $1000. But the problem with that one is that it looks like Bin Laden was holding an AL-Quida training seminar in the livig room! The bedrooms look like somewhere where somebody was smuggling Vietnamese POW refugees into the country! Then the kitchen looks like…well u get the picture. Thing is the guy says his price is negotiable but te park is only has about 10 MHs in it and the park is about as beat down and beat down can get! Its awful…straight awful! No…I mean AWFUL! My thing is should I invest in these where they are or should I negotiate a lower price and move them to a more “upscale” park?
I also have another one that is beautifal…its old but its beautifal. I belive its called a Marquette. But anyway the individual “GAVE” it to me just to have it removed from the lot as she was not interested in renting it any longer and is taing up space on here beautifal home lot. Should I invest in these an dmove them or what? I have Lonnies books(both) and he advises that you should avoid it if possible, but are these instances where I would move or not…LONNIE IF YOU LISTENING PLEASE HELP…or somebody help…

waiting 8 weeks for setup to be complete: $argh
pipes frozen & burst while waiting for blocking and skirting: $1100 parts & labor
porches/skirting materials: $250
labor: $200
Oops! Ceiling, trusses, and roof repair: $2000
(Do the math: ~$4674)
Finally getting this sucker sold for 8-10K w/500 down and 200/mo: priceless
Luckily, kept the skirting and porches from original location, (but cost $200 for transport) and only needed some patch materials to make up for add’l height at new location, and
Thankfully, park is patient and charges no rent - otherwise it would add 265 x 6(!) mos
On the other hand, set up homes can be had for 1000; hmmmmm . . . tough choice.
I have never moved one for the same price that I can buy already set up - money can be made, but it is oh so much easier if you do not move them.
If you move your $1000 mobile, you will no longer have a $1000 mobile. You will have a $5000 or $10,000 mobile. You will have to pay break down costs, costs to attach the tongue and axles and wheels. You will have to pay a mover, then for setup, skirting and decks or steps. Then for the inevitable damage. Also for new landscaping. Also a months rent, and a deposit.
Now that you own a 5,000 or 10,000 mobile, you cannot sell it so cheaply at a profit. So now you have to sell for a higher price, with fewer buyers and it will take longer. Its more risky. Leave it for people that have contacts and know of people waiting to buy.
For every buyer looking for a $10,000 mobile there are 10 looking for a $3,000 mobile on easy terms.
