I found my 1st deal, now I am nervous as heck. Here’s the particulars

Mrtg $92000.00
Seller wants $5000.00
Appraisal $125000.00
Avg rental in area $900.00
Repair cost $2000.00
Couple highly motivated-Divorce

I’m thinking this is good, and want to do a “subject to”, I have checked for liens-none-. Can someone please tell me what form I would use and would a title company have to be involved? Also after I get the form signed and notarized and filed with the recorders office, then what? HELP…

If you checked for leins and found none. I think that you should first think of what you what to do after you get the property, Rent/fix and sell. And find a broker and just do it.
