My compliments, ultimately my goal is to have their meters removed from all of my properties also. I?m sure Government will try to legislate it into our homes anyway when more of us get smart.

I own 4 older commercial buildings in a downtown Iowa community three of which heretofore have been heated by natural gas.
The escalating gas prices in recent months have caused me to religiously search for alternative ways of providing heat for my tenants. I try to be a good sport about supporting what works for everyone in terms of heat cost, but when that cost exceeds my Mortgage and Insurance payments, I think a change is not merely an option but an absolutely necessity.
The building with the 300% gas cost increase and the $322.00 extra charges the Gas Co tacks on to the $977.00 has reinforced my decision to switch from gas to a corn-fired boiler system which is the only thing gas is used for in this 11,400.00 sq. ft. Commercial and Residential building.
The brick structured building’s current market value is in the $185.00 to $200.00 range. Totally rented it takes in $3,500 per month and we pay the heat, water and sewer. Taxes are $4,600.00 and insurance is $890.00 a year. We owe $120,000.00 at 7.5%. I would like to refinance and take cash out to put corn furnaces in several other properties we own in the area.
Installing a corn burner will cost $7,000 but by just using the gas company’s add-on charges of $322.00, that buys 187 bushels of corn. That’s a lot of BTU’s.
Any suggestions anyone?

I with ya! I’ve grown to hate the gas company with a passion, and look forward to the day when I call them to tell them to get their meters off my property. I’ve looked at corn boilers too, for a commercial building I have, but not as in depth as you. This year I finally had to go to “even pay” because I couldn’t handle January’s bill. I guess I need to take a closer look.

Have you checked for sources of rebates or zero interest financing for “alternative energy utilization” I suggest contacting the corn growers association or other government entities. Incredibly enough you might be surprised at the amount of assistance you could receive from the gas company for utilizing alternative fuel sources, they give huge rebates for energy efficient furnaces and water heaters.

Yes, Randy we as a family have been chasing searching and re-searching this for almost six months now. We have engaged the assistance and input from the University our Senators, Congressmen and State Representatives and it has all come back the same a lot of applications and go do’s but it just doesn’t seem to be there. We have located 14 sources of corn burner manufactures in the US and none of them are aware of any helpful programs either but our search continues. Thanks for the input.

Thanks Userbronco, individual gas meters has be thought of by pervious owners as well, but the building unfortunately has hot water heat via radiators and therefore one central boiler for the twelve commercial and residential tenants plus the hallways. There is absolutely no ducting or furnaces to accommodate each individual tenant. The system we have works very well; the problem is the cost of heating the water.
When previous bills in the recent past that have not exceeded $700.00 now its $1,300 to accomplish the same task, there is a problem and it aint the consumer. I’m certainly not the brightest bulb on the tree but when the building can be heated for practically the excess charges alone inflicted by the gas company, change is demanded.
The more we examine this and other buildings we own, the more we are leaning toward corn furnaces and boilers. My thinking of course would perhaps be different if I didn’t live in the Iowa corn empire and most of neighbors raise corn and not gas. It’s more work perhaps and it may not be politically correct but it benefits and blesses other in my community. We need to do a cash out refi maybe anr go to corn burners that way.

Well I understand the rip off monthly fees. if you do cut useage they will still charge the fees.

Had the same prob at my home, they hacked the price from $120 for the worst month to $503, so I got a wood heater, cut my gas usage to almost nothing, then they started charging me $64 a month fo using NO gas. so I ditched the gas all together.

What if you were to get on a payment plan with the gas company. You would know what your gas bill would be every month. I feel your pain!
