That is the prob. If all the comps show a garage and basement and those prices are near yours, you’ll need to look at maybe a 20k hit? I am guessing here, because in Cali, basements don’t exist (for the most part) and depending on the area, people convert garages to family rooms, like yours. I would think that in your hood, folks like to drive nice cars and keep them indoors. I would get a price to revert the family room back to a garage, a price for adding a car port and balance those costs against what you need to get out of the property.
Also, what kind of folks are buying these comps? Married with kids, married no kids, single? That all comes into play when looking at your house. If I were looking in your neighborhood, seeing your price, sans garage and basement, the garage would be the most important thing. I say, convert back to the garage and then look at your price again. Hope I made some sense to you! LOL!
