If you have a credit score above 640, look into Home Equity of America if they lend in your state. Should get you a prime + rate. If your score is more in the 700 + range, you can get a nice intro rate for 5 months too. Best of luck.

I am trying to find a home equity loan or line of credit for my current home, and am having no luck by conventional standards. Then I remembered this great site. Here is a snapshot of my situation. Home is a 2 family, I live in one unit. No one wants to do anything over 85-90%LTV. I am looking to consolidate some bills and do some home improvements. I am trying to get about $10-15,000 for this. Any suggestions would greatly help. They are trying to rake me over the coals on rates, and I am not gonna have it. Thanks!
