I AM LOOKING TO PURCHASE SFH/UP TO 3 UNITS TO RENT OUT IN ILLINOIS BUT I NEED CASH/CREATIVE FINANCING/HARD MONEY. I HAVE NO MONEY TO USE, MY CREDIT IS PRETTY GOOD BUT INCOME TO DEBT RATIO IS TOO HIGH. A STATED INCOME LOAN IS PRETTY MUCH OUT OF THE QUESTION BECAUSE I CANNOT AFFORD TO MAKE PAYMENTS UNTIL RENTAL INCOME COMES IN. HELP!!

Does anyone know of hard money lenders in who will lend less than 100K?
